Are my fire, smoke and life safety doors being maintained correctly?

Maintenance of fire, smoke and life safety doors is governed by AS1851, but what does that mean? How can you tell if you are currently getting the service you are paying for? Here is a non-exhaustive look at some of the things your service contractor should be doing as part of their routine servicing.

Three-monthly

  • Conduct a full operational test of the door (this only applies to horizontal sliding doors)


Six-monthly

  • Inspect clearances and overlaps of door panels

  • Inspect door and frame tags

  • Check the force required to open and close the door

  • Inspect door hardware and ensure it is according to manufacturers specifications

  • Check automatic operation of the door

  • Check the door frame is appropriately anchored

  • Check self-closing and self-latching operation of the door

  • Check door leaves for any visible damage or delamination

  • Check astragals are in good working order

  • Check perimeter gaps still comply

  • Inspect smoke and fire seals

  • Check hinges are free from damage
